Decorating a home is different than marketing a home. Property Merchandising (also known as Home Staging) prepares a home to sell home faster, and for more money.

Because each seller’s needs are unique, we work with the seller and the agent to accommodate the right level of service at an affordable price:

Jump Start
The Jump Start option is great for agents to offer clients who just need a bit of help getting their home ready in a timely fashion. We roll up our sleeves and work side-by-side with the homeowner to prepare the home, starting with the first-impression rooms. This service is available hourly with a 1 hour minimum. No written report is provided.

Staging Consultation
A Staging Consultation is perfect for those who may be interested in doing the staging work themselves with professional guidance. We begin with a 1-2 hour on-site visit. We inspect the home from an objective viewpoint. We cover each room in the house, including exterior curb appeal.

We document our observations with detailed notes and photographs. We prepare a written action plan intended to walk a homeowner through the recommended changes, including room layouts, staging instructions and suggested repair items. Once the homeowner has completed the work, we visit the home again to fine-tune the seller’s efforts and take the final photographs to document the improvements made. This option typically ranges from $195 to $495, depending on the size of the home. We also include an estimate for Rooms That Work to do hands-on staging to complete the projects.

Hands-On Staging
Available in day-part increments, Hands-on Staging helps the busy homeowner get the staging work done quickly. Activities may include furniture arrangement, de-cluttering and pre-packing, and accessory placement. Shopping services and leasing of accessories is also offered as needed.

An estimate for Staging Services is provided prior to any work being done and is determined by the size and condition of the home. The home is expected to be clean prior to a staging session in order to get the most done in time allotted.

Vacant Staging
Vacant Staging is provided for the home seller who has already moved, or for developers showing a new home. There are three levels for staging a vacant property: soft staging (accessories only), full staging (furniture and accessories), and key room staging (somewhere between soft and full).

Vacant staging requires drafting a design plan, furniture selection, shopping for accessories, and coordination of set up and take down deliveries. We manage the entire process for the homeowner.

Pricing is determined by level of staging, as well as the size of the home. A detailed estimate is provided for each property.

  • We may recommend updates or minor repairs that are outside the scope of Rooms That Work services. If the homeowner needs assistance coordinating those projects, Room That Work can assist.
  • Some larger or specialty furniture cannot be moved without professional moving services.
  • We provide recommendations for storage facilities and packaging materials when necessary.
